
Aliante is the one of the newest of the local major planned communities. It is located in North Las Vegas, west of Decatur. Aliante is being built on approximately 1,905 acres. To put that into perspective, Summerlin is 22,500 acres and Southern Highlands is 2,300 acres (approximately). In Aliante, 7,000 homes and 20,000 residents are projected at build-out.
Planned amenities and those currently in place include an amphitheater, 20 acre nature discovery park, 18 hole municipal golf course, two traditional parks, linear parks, soccer and ball fields, picnic areas, and arroyo and trail system. This community does feature great common area landscaping and facilities, similar to Summerlin, 7 Hills and Green Valley Ranch. About 22% of the land (428 acres) is designated for recreational and public purposes, including a municipal golf course. The golf course is finished and ready for play.
A major shopping center is well underway at Aliante. Station Casinos has broken ground on a $600 million dollar hotel/casino February 2007. Park Highlands, a new even larger planned community will soon break ground just to the east of Aliante and north of the 215.
Two elementary school sites and a middle school site have been proposed, while sites have been set aside for a fire station, library and commercial development. If you don't mind some commute to work or the strip/airport area, then I think this is a realistic choice. There is a nice investment in common area facilities and there is the protection of a major planned community.
